It was clean and fairly quiet for being in the middle of town. And perfect if you're a sardine. We saw some people having to move their rig in order for others to get their rig in. Even though their website claims to honor Passport America with no caveat, they do not honor it in the summer.We stayed for three nights in a motorhome in August 2014.

I made a reservation two weeks in advance. When we arrived they could not find our reservation. When they finally found it they had us scheduled for the wrong dates and could not accomodate us. We had to find another campground on a busy holiday weekend which is not easy! After all I'm glad we didn't stay here at all. There is a reason there are not pic's online. It is located on the corner of a busy intersection right behind an auto parts store. It resembels more of a run down trailer park and not a campgound.

My husband and I chose this park from the Internet web site. Don't be fooled! The pictures are very deceiving! The only positive thing I can say about this park is that it is convenient to the Manitou Springs area sights. We have set up 90 different times in the past 15 years and this has to be the poorest excuse for a campsite we have ever experienced! A premium pull-through site put us in the middle of a gravel area with no more than ten feet between trailers!! Talk about packed in like sardines! We are wondering how we will maneuver to get out of here. We will not be back!! Didn't use any of the facilities so cannot grade them.

We spent a week in this campground in June, 2011. A lot of the campers were there for long term but it was very nice, quiet, and relaxing. Other campers and staff were very friendly and helpful to us. Being from Eastern TN, I am used to awnings out, chairs set up, and other camping stuff but nobody had any of this outside of their camper. It was very nice and pleasant but a little strange for me. Would recommend this park to others seeking a nice relaxing vacation. Had a wonderful time in Colorado and will visit again and stay at the same location.
